Sydney, NSW – In a property market defined by stress, speed, and six-figure decisions made in minutes, Sydney buyers are increasingly turning to a lesser-known advantage: the buyer’s agent.

Now, a newly launched firm, Marked Buyers Agency, founded by former advertising executive Mark Timmins, is stepping into the fray with a clear mission. The agency helps homebuyers navigate the chaos with strategy, empathy, and access to properties that often never hit the public market.

While selling agents dominate headlines and listing portals, buyer’s agents (professionals who work solely for the purchaser) are quietly gaining momentum. Time-poor professionals, downsizers, solo buyers, and investors are fueling this rise. With auction competition tightening and stock levels thinning, advocacy on the buyer’s side is becoming a smart move.

“The market is noisy, emotional, and expensive. It’s stacked in the seller’s favour,” said Timmins, founder and principal of Marked Buyers Agency. “We’re here to level the playing field. Our role is to bring calm, clarity, and real value thinking into the decision-making process.”

Marked Buyers Agency officially opened this month, offering a full-service model for residential buyers across Sydney. Services include end-to-end property acquisition, strategic auction bidding, negotiation-only representation, and exclusive access to pre-market and off-market properties — the kinds of listings that rarely appear on major real estate sites.

What sets the agency apart is a mix of corporate strategy, deep emotional insight, and personal resilience. After losing his partner to brain cancer in 2020, Timmins re-evaluated how he wanted to work and who he wanted to serve. The agency is built around those priorities.

“That loss made me reassess everything — how I work, who I help, and what truly matters,” he said. “Now, I work with people navigating their own life transitions. Whether that’s growing a family, ending a relationship, or starting again, I help them buy with confidence and care.”

While the firm focuses on properties in the $2 million to $10 million range, it isn’t limited to prestige listings. First-home buyers and strategic investors also benefit from its structured approach and tailored guidance.

“We’re not here to push luxury. We’re here to secure the right property, at the right price, in the right way,” said Timmins.

“Having a wingman with access to the right data, negotiation experience, and some distance from the unavoidable emotional intensity of property buying is a real advantage.”

Early results are promising. The agency has secured properties in a swathe from Rose Bay to South Coogee, Darlinghurst and Surry Hills, while due diligence is underway in Mosman and Waverton.

An increasing number of listings never hit the general market, which means buyers shopping alone often miss out. But equally being able to assess an on-market opportunity fairly to ensure a client doesn’t overpay is invaluable.

At the same time, the agency is tapping into a larger pattern in Sydney real estate: an intentional shift away by smart buyers from being forced into rushed decisions and toward professionalism, discretion, and calm process management.

“There’s real fatigue out there. Buyers are tired of listings that don’t match their brief, pushy agents who overpromise, and auctions that feel like war zones,” Timmins said. “People want a strategy. They want a trusted advocate who has their back. They want to be shielded from the BS. And they want it to be fun.”

The agency offers a transparent fee model, and clients to date have all heralded the value received as being a markedly better way to buy property. Clients can choose a hands-on partnership or delegate the entire process — flexibility is built into the model.

Marked Buyers Agency is now accepting clients for private consultations to determine if there is a strong fit. Services are available across the Lower North Shore, Eastern Suburbs, Inner West, and surrounding regions.
